SUNNY DAYS IN A SPACIOUS CHALET HOME
Carmel, at Binstead, is a lovely, chalet-style property. Inset, the kitchen and a rear view of the home. Pictures by Peter Boam. Scroll down for more pictures.
PROPERTY OF THE WEEK
FRESH white walls and plenty of sunshine streaming in through large windows leave you feeling invigorated at a spacious Binstead home.
Also creating plenty of feelgood factor is detached Carmel’s wealth of well-laid-out space, where you can work, rest and play in comfort.
Downstairs, at the tucked-away property in leafy Stonepitts Close, is an abundance of beautifully flowing sociable space, well geared up for eating, relaxing, and entertaining.
Upstairs is also attractive, with three bedrooms, each with the luxury of en-suite facilities and ideal for putting up a number of guests, as there is a large en-suite bedroom on the ground floor.
Working from home, as the owner does, is no problem as Carmel is a superbly flexible property.
A downstairs room, which could also be a fifth bedroom, is used as a study and the third bedroom upstairs as an office.
It was the light and airy nature of the home, as well as its adaptability, seclusion and privacy that appealed to the oners when they bought the home two years ago.
Extensive modernisation and upgrading had just been carried out, with a new kitchen and bathroom facilities added and Carmel has retained its pristine good looks.
The only change made by the owner was to have the back garden landscaped and planted with a good array of shrubs and plants.
Running along the rear boundary in the sunny and private south-facing garden is a lovely old stone wall — a remnant from the time when the site was a kitchen garden for next-door Stonepitts House, at the end of the close.
Decking in the back garden is great for sitting in the sun or enjoying outdoor meals and is accessed through the ultra-light conservatory, an extensive space in which the occupants spend much of their time during the summer.
Bordering Ryde Golf Club, Stonepitts Close is not far from Ryde School or from Ryde’s amenties and cross-Solent links.
Chalet-style Carmel is set on a good-size plot, with plenty of parking on a driveway leading to a garage with an up-and-over-door, power and light.

A separate gravelled in-and-out drive is bordered by a lawn and pretty shrubs and plants, including an attractive magnolia.
Entry to the uPVC double-glazed and gas centrally-heated property is through a door to an entrance hallway.
Wood-laminate flooring features in this area, which has stairs to the first-floor galleried landing and a door cloakroom with WC.
Glazed doors can be folded back to open the hallway up to the wood-laminate-floored dining room and this space in turn has double doors to the rear conservatory.
Through a wide opening from the bright dining room is a 21ft by 12ft reception room, a pleasant place to relax, with an attractive open fireplace with stone surround, windows to the front and side, and windows and doors to the conservatory.
Suffused with sunshine, the 24ft by 11ft uPVC double-glazed conservatory has ceramic tiled flooring, a triple polycarbonate roof and windows to three sides, incorporating two sets of doors to the outside.
A door opens from the dining room to the kitchen, which is fitted with a quality range of oak wall and floor units, a stainless-steel electric oven and gas hob with extractor hood and with an integrated fridge and dishwasher.
Both this room and the adjacent utility room have pale terracotta-coloured ceramic floor tiles and a rear garden outlook.
Also in the utility room, which has a door to the rear deck, is plumbing for a washing machine and space for a tumble dryer.
An inner hallway leads to the study/bedroom five and to spacious bedroom one, which both look out over the front garden and have a built-in wardrobe cupboard. Bedroom one also has a tile-floored en-suite shower room.
Upstairs is a galleried landing and further landing area with plenty of light coming in through two front windows.
Positioned off are three en-suite bathrooms.
Measuring 13ft by 10ft is rear-facing bedroom two, looking out over the back garden and with an en-suite shower room housing a white suite and with tiled flooring.
Bedroom three is an L-shaped room with a rear outlook and a compact but attractive en-suite bathroom with ceramic floor tiles.
The en-suite bathroom to bedroom four is larger and has a white suite and ceramic floor tiles. It can be accessed from the landing, as well as from the bedroom, which has a side outlook to trees and under-eaves storage cupboards.
Well enclosed by fences to the side and a stone wall at the rear, is the mainly lawned back garden, with shrubs and small trees along the wall.
