THE first potential money-making partnership deal on the Island between a developer and the Isle of Wight Council could take place at Nettlestone.
As the local authority looks at investing in schemes to generate income to plug government cuts, talks are taking place to develop afield on the fringe of the former council tip at Eddington Road, a meeting of Nettlestone and Seaview Parish Council was told.
Plans for part of the site are for 34 homes, with light industrial starter units to be rented to businesses on another area of the land.
Catesby Langer-Paget, from planning agent Christopher Scott,told last week's meeting: "Talks are taking place with the IW Council, which owns the land.
"This could be the first site developed through the council's private enterprise partnership."
He said Section 106 cash - lodged by the developer of the former Harcourt Sands holiday centre - could be utilised to provide more than the 35 per cent affordable housing that would normally be included.
Vectis Housing Association would manage the affordable homes, with safeguards to ensure they remained for local people.
He said as a result of asking residents what they felt about development, a green buffer zone had been provided between housing and existing homes, and the proposed access had been improved.
The parish council will decide whether to support development at its next meeting.
A planning application could follow in the summer.
