Warlingham recorded their third league victory from nine starts on Saturday, with a 19-13 victory over Beckenham that leaves them in 11th place in theSurrey league.
The match was a fiercely fought encounter in wet and muddy conditions that made handling a near impossibility.
A series of penalties meant the sides went in at half time with the score standing at 6-6.
Ten minutes into the second half, a quick heel from a scrum 10 metres out enabled Warlingham's Hugh Griffiths to score a try.
Sanderson converted the try for the home team and added a further penalty to put them 16-6 ahead.Five minutes from time, Beckenham scored and converted a try to leave them within touching distance of the home team. But Warlingham settled the matter in the dying minutes with a penalty.
