School sale completed

SALE of the disused Swanmore Middle School, Ryde, is complete.

The sale of the fourth of the school sites made redundant by education reorganisation has been confirmed at £428,000.

Proceeds will contribute to the authority’s school capital investment programme.

The Isle of Wight Council obtained planning permission for 24 houses on the site — insisting a third should be affordable — before making the sale to the highest of two bidders.

A new school was constructed on part of Swanmore’s playing field, on the corner of Bettesworth and Ashey roads.

The old Swanmore school dates from 1940 and occupies an area of nearly two acres.

The council began marketing the site to attract a developer a year ago.

I'm not suprised no-one local was interested with large sites going unsold in both Newport & Cowes but that does not mean it should be sold cheap, if you market your property and it doesnt sell does that mean you will accept an offer of less than 50% ??? Of course not, you would sit tight till the market picked up.

It is the councils DUTY as public servants to look after the interests of the Island, and to do whats best for it .... not dump property cheaply be it for economic or any other reason, with the proposed sale at West Wight taken into account our Council have cost the Island purse a serious amount of money and should be called to explain thereselves.

Only a member of the Council, official spokesman or an interested party could in any way defend these two sales ... In no way have the Council acted in the best interest of the Island and anyone thinking they have is a bigger fool than the ones that run County Hall.

Mr Justice your veiws are well taken however I think you will find that the interest of builders on the island for the land amounted to ZILCH and the lack of competing interest hence the price in this economy and with homes not only at Pan but all over the island for sale or empty it would take a brave man to take on this venture at this time I should also point out that most if not all major investments are made by mainland firms and people and I am amazed you d ont even know who has purchased YOUR PUPLIC SCHOOL has know one heard of the Freedom of information act regarding the dealings off puplic affairs and money

Sorry but my sums arent wrong, in all the time Ive been in the construction trade all of the costs quoted except demolition are included in the build price of a house, anyone who doesnt include them is either a fool or bankrupt very quickly.

Even allowing for demolition this land has been sold off for less than half its true value if not more, it also begs the question was this marketed in the open market or passed off to one of the Councils "prefered" contractors, previous poster was right, the whole deal stinks.

As for how long will the houses sit there? Not long, anyone with a grain of sense will hold off building until the market shows signs of recovery with the possible exception of the social element as payment for that is guaranteed.

i am afraid you all have your sums wrong one can rekcone on $100 000 or even more to demolish the place then there is a cost of drainage and under ground foul lines then driveways and paving and of course tree planting and last of all how long are the homes going to sitt there till sold iIS IT STILL CHEAP

underhand dealing going on for that price?? nearly 2 acres and has planning permission?? Build and sell those 24 houses... someone is gonna make a huge killing.. I wonder if any councillors have anything to do with a building contractor!! fishy fishy

£18,000 per building plot. This is an amazingly low sum of money, even if the smallest cheapest houses were built.

It is impossible to buy any building land on the Isle of Wight for this amount - so could the CP ask the council why it got so little? The norm is for a plot to be worth around a third of selling price. If that is so, we can expect these lovely new homes to cost just £54,000 each. Some chance.
