IF your nesting instincts are directing you to the classy harbour town of Yarmouth, then Swann House, awash with charm and with delightful sea views, could be your ideal roost.

The pretty town house, in the quiet high street, is on the compact side but beautifully formed and offers three good-sized bedrooms with plenty of character, plus plentiful bathroom facilities.

Ideal as a weekend retreat or permanent home, it has been a popular choice for visitors and has a five-star holiday letting rating from the tourist board.

Swann House is the middle of a terrace of three, late Victorian homes, all with the same lovely frontage oozing kerb appeal.

Decorative bargeboards and original sash windows with a projecting bay at first-floor level are enhanced by soft blue/green paint against cream painted brickwork.

Original blue/green painted cast-iron railings enclose the front garden, with a shapely central shrub surrounded by white stones.

Opposite Swann House is a passageway to the sea and this provides a charming slice of a view across The Solent to the mainland from the sitting room and the largest bedroom above.

Brimming with character is the sloping-ceilinged attic bedroom with wider sea and mainland views from a window in a projecting walk-in dormer.

The interior is attractively decorated and furnished. Muted mustard and terracotta colours below picture rails in many rooms sing out against blue/green painted doors and woodwork.

Furniture and furnishings can be available by separate negotiation.

Wood-effect flooring extends from the hallway into the two reception rooms and into a tiny shower room beneath the stairs.

An ornate Victorian cast-iron open fireplace features in the sitting room, with front sea views and double doors to the dining room.

This room has double doors to the rear garden, a cupboard built-into an arched alcove and a curved corner wall to the hall.

Also with doors to the garden is the 14ft-long kitchen/breakfast room, with flagstone flooring, white units, a built-in gas hob and electric oven and plumbing for a washing machine.

The main upstairs landing leads to 14ft by 12ft bedroom one, with a pretty fireplace with cast-iron inset and a window seat in a large front bay ideal, for taking in the slice of sea view.

Neutral carpet features in all bedrooms, including rear-facing bedroom two, with a cast-iron fireplace and built-in wardrobes.

Off a rear, lower landing is an attractive shower room and a bathroom housing a P-shaped bath with shower and screen.

Taller people can enjoy rear views to the down through a Velux window in the attic bedroom. However, shorter people will not have to stoop to walk to the front dormer window and look out over The Solent.

Outside, in the south-facing walled garden with lawn, shrubs and a white chipping path is a brick store and WC.
