Against a backdrop of rolling countryside, the pretty wooded grounds of a charming home near Niton create quite a picture.

Described by its owner as 'a way of life, not just a home’, Cyprus Cottage, off Newport Road, comes with two-and-a-half acres of grounds, including sweeping lawns, woodland, natural springs and a lake overhung by a beautiful willow displaying fresh, new green.

Next to the lake is a summerhouse with decking, ideal for winding down with a drink or having a barbecue while surveying your delightful domain.

Inside the flexible cottage are many rooms with a view — some with a lake and countryside outlook, others with southerly views over the grounds and a couple looking across the road to sheep-dotted fields.

A favourite spot is the airy conservatory recently added by the owners of 23 years.

The oldest part of the cottage is thought to date from the 17th century and one of the two later extensions was put on by the owners.

Now Cyprus Cottage is a spacious and adaptable country retreat, combining the old with the new and with an appealingly rambling downstairs layout.

Exposed stone walls, beams and old pine doors add character and, while windows are mostly PVCu double-glazed, some small, leaded-light rear windows remain.

Upstairs and downstairs there are rooms that can be used in a number of ways, with scope to accommodate an elderly relative if required and potential for more than the existing three double bedrooms.

Ideal for those who want to keep animals or grow their own vegetables, Cyprus Cottage has a large Charnwood solid-fuel stove in the sitting room, providing hot water and heating radiators and fuelled largely by wood from the grounds.

Outside is off-road parking and gates to the lawned front garden, with a large magnolia and apple trees.

On the front patio is a charming feature — a purple wisteria trained in an umbrella shape to provide summer shade over a table.

A pretty, stone-floored open porch leads to a hall with stairs to the first floor.

The sitting room off has a ceiling beam and leads to the dining room, another front-facing space which has a feature fireplace.

A lobby off the sitting room leads to the smart downstairs bathroom with a roll-top ball-and-claw-foot bath and shower cubicle.

Quarry-tile flooring continues from a rear hallway into a long utility room, with exposed ceiling timbers.

The bright kitchen, with a front window and pretty garden and downland views through a door to the garden, has a range of units.

Also airy is a living room leading to the PVCu double-glazed conservatory.

One of the three double bedrooms is downstairs, with two more upstairs.

There are lovely views from this floor, which also includes a living room, a kitchen and a shower room.
