MAJESTIC oak trees form a grand backdrop to this well-proportioned West Wight house, in the aptly named Copse Lane.

Detached, red-brick Oatlands dates back to the 1920s, with the good-sized rooms you might expect from a home of that period.

With plenty of space inside and out, off-road parking and a garden more than 100ft long, looking out over open fields, Oatlands is a super family home, about a mile from the centre of Freshwater.

The owners have looked after the home, with modern advantages, such as UPVC guttering and soffits, new wall ties and damp-prooofing work, making the house warm and cosy. Gas central heating, via radiators, is another bonus for a country home.

At the front of the house is a gravelled area, with space to park several vehicles.

But this is not the only good news for motorists, as at the side of the house, wrought-iron gates open to a driveway, which leads to a garage/workshop.

The house is entered via a porch and entrance hall with doors to all the main downstairs rooms.

Windows on the side, as well as looking out over the back garden, make the sitting room (16ft by 15ft) a light, bright room and a super space to relax.

It has a patio door to the back garden, which can be left open in summer to fully appreciate life in the countryside, and an open brick fireplace for added cosiness in winter.

A separate dining room, looking out over the front of the house, also has a feature fireplace.

The other room looking out over the front garden, is the study (11ft 10ins by 10ft), which could be used as a fourth bedroom.

You can feel like a real country dweller looking out over fields from the L-shaped kitchen, (16ft by 14ft 6ins max), while enjoying modern amenities, such as twin stainless-steel sink with mixer tap, built-in electric oven, gas hob, extractor hood and plumbing for a washing machine and dishwasher.

A handy downstairs WC, with washbasin, completes the ground-floor accommodation.

The three bedrooms and family bathroom are on the first floor. Stairs lead to a galleried landing with walls half-panelled in wood.

There are far-reaching views over the lovely West Wight countryside and downs from bedroom one (11ft 6ins by 10ft, plus recess), which also has an attractive cast-iron fireplace.

Bedroom two (14ft 6ins by 10ft) also enjoys the superb views to the front of the house.

Bedroom three (11ft 2ins by 8ft) and the bathroom are at the back of the house.

The bathroom is fitted with a modern white suite, with a mixer tap and shower attachment. In addition, there is a large, walk-in shower unit, with curved shower screen and mains shower.

The back garden, mainly lawned, is 110ft long and looks out over open fields. A brick barbecue on the patio is great on summer evenings and there is another paved area at the end of the garden.

A large garage workshop (30ft by 9ft 2ins) has double doors and is divided into three sections, ending with a greenhouse.
