A DELIGHTFUL cottage along a quiet rural lane, with fantastic far-reaching views was a very different property before the owners came on the scene nearly two decades ago.

Pretty white-colourwashed Summersbury with lush lawns fronting Lessland Lane, near Godshill, has appealing two-bedroom accommodation but was bought as a centuries-old one-bedroom home with adjoining cowshed/stable. There was no mains water or electricity and just a loft ladder to the upstairs bedroom.

However, the owners loved living there and turned the cowshed area into a welcoming kitchen/dining room with a double bedroom above and added a airy conservatory.

The high standard renovation includes putting in central heating and double glazing as well as turning further stables and pig styes into a long garage housing two cars nose-to-tail plus a workshop and shed.

Now, unusual Summersbury is a charming home ideal for a quiet life in the country.

Set in around three-quarters-of-an acre of neatly kept gardens mostly laid to lawn, it has attractive views on all sides.

Stretching away from the wide rear boundary is a gentle bracken-covered hill and trees.

Front windows look westwards over nearby fields to distant downland taking in the masts at Chillerton and Rowridge.

To the north are views over fields and woods to Arreton Down and Downend, while Wroxall Down can be seen to the south.

A lawned area with spreading cherry tree, bay tree and weeping pear front the cottage with a side driveway providing parking leading to the garage.

Entry is via a stable door into the side conservatory, a sunny room with windows on three sides — some providing countryside views — and plumbing for a washing machine.

Through a further stable door is the kitchen/breakfast room, a 17ft by 10ft area with fine westerly views from the kitchen area, which is fitted with a range of wooden units and has space and plumbing for a dishwasher.

Stairs wind up to the first floor from the breakfast area looking out to the rear garden.

Next door is the living room, also with front and rear views and warmed by a solid fuel-burning stove with brick surround.

Immaculate neutral carpet extends from here into the adjoining sitting/dining room and is also laid in the bedrooms.

Ultra thick walls feature in this original part of the property, which has a door to a rear patio area and lovely views to the north and west.

Two high rear windows provide light and countryside views on the upstairs landing leading to two double bedrooms and a shower room with fully tiled walls and large shower cubicle.

Both bedrooms have a far-reaching front view and while bedroom one — with a good range of built-in storage — also has a south-facing window, bedroom two looks out to the north.

Attractive lawned gardens include a wide variety of fruit trees, shrubs and flower borders.
