A PRETTY period home in a popular spot at Wootton gets its name from magnolia trees in the attractive front garden and has many more appealing features to discover.

Magnolia House, on a well-planted one-third-of-an acre plot at Kite Hill, has a back garden dominated by a majestic cedar and includes an elegant palm house with a six-seater hot tub to relax in.

Inside are well-proportioned rooms, including an airy sitting room with an imposing brick inglenook open fireplace as its dramatic centrepiece. A wooden beam over has a brass plaque recording that this heavy timber came from the bulkhead of HMS Defiance.

Dating from 1931, the picturesque-looking farmhouse-style home is cream colourwashed with lattice leaded light windows and has four-bedroom accommodation with delightful, period-style bathroom suites.

Complementing its appearance and setting it well-back from the road are good-sized front gardens abounding with shrubs and small trees.

Close to hand are Wootton’s many amenities and ferry links at Fishbourne and, a little further away, East Cowes.

A gravel driveway and turning area provide plenty of parking space.

The metal-studded solid oak front door is within a tile-roofed open porch and leads to the entrance hall.

With stairs to the first floor, this area has pale marble-effect tiled flooring with a contrasting decorative panel and doors to most downstairs rooms.

One of them is the 22ft by 17ft sitting room with its impressive fireplace, a front window and sunlight streaming in through rear double doors with side panels.

Next door is the good-sized dining room looking out over the rear patio and garden.

Pine units are fitted in the long adjacent kitchen, with a black Aga plus a built-in stainless-steel eye-level Smeg oven and grill, a gas hob and neutral tiled flooring.

Double doors lead to a six-sided double-glazed conservatory with the same floor tiles and access to a rear partly covered patio.

Also off the kitchen is a side utility area with front and rear doors, tiled flooring, a sink unit, fitted units, plumbing for a washing machine and space for appliances.

A front-facing room off could be used as a study or playroom.

In the fully tiled downstairs shower room is a period-style handbasin with attractive taps.

Pleasant views across Wootton can be seen from the upstairs landing and, from the smallest of the four bedrooms, a small double or single room.

The other bedrooms are all rear-facing, the largest with built-in wardrobes and small, side windows.

In the attractive bathroom is a period-style blue floral patterned WC with high-level cistern, a matching patterned handbasin and a roll-top bath. Also period style are the toilet in a separate WC and a hand-basin in bedroom three.

Beyond a rear veranda and patio is a lawn with tree and shrub borders, including willows.
