AS pretty as a picture and with secluded gardens to match, a thatched beauty of a home is tucked away in a leafy location, yet convenient for the heart of Binstead.
Owls Hoot has an attractive front, with two large, semi-circular bays and is set well back from quiet Pitts Lane by a big garden, with neat raised beds and thatched features.
Behind it is a delightful, well-kept, south-facing back garden with a choice of paved areas for outside dining and the whole level plot amounts to around a third of an acre.
The three-bedroom home was built by a thatcher in 1963 for himself. The current owners bought it 17 years ago after being attracted by its chocolate box looks and great location, which they say is peaceful, yet not far from anywhere.
Modernisation work, adding a large conservatory, utility room and landscaping outside have made it smart and appealing.
Spotting owls around prompted them to name the home Owls Hoot but red squirrels and a variety of birds are the only wildlife seen today.
If more space is needed, there could be scope, subject to planning permission, to convert the large, pitched roof garage, reached via a long driveway.
Semi-circular steps rise to the enclosed, tile-floored porch, with a glazed frontage and two curved exposed walls, each with a circular opaque window.
In the L-shaped entrance, with an airing cupboard and stairs to the first floor, is pristine pale, neutral decor, which can be found throughout.
Looking out to the side garden, and with rear garden views through big glazed panels and French doors to the conservatory, is the 24ft by 13ft sitting room, with an inset coal-effect fire.
The large, double-glazed conservatory, with laminate flooring and French doors to a paved patio, is well used in summer and winter.
Glossy, contemporary white units contrast with dark work surfaces and tiled flooring in the striking, rear-facing kitchen/breakfast room, which has a built-in induction hob and double oven, an integrated fridge and plumbing for a dishwasher.
Adjoining is a 19ft-long utility room with tiled flooring, plumbing for a washing machine and French doors to the garden.
Both bedroom three, used as a dining room, and bedroom two are roomy, with windows in a semi-circular front bay. As well as tall, built-in cupboards, bedroom two has doors to an office area.
Next to a stylish bathroom, with fully-tiled walls and flooring and a modern white suite including a bath with shower over, is a partly-tiled separate WC with tiled flooring.
Upstairs is the spacious master bedroom, with extensive built-in wardrobes, a front garden outlook and access to under-eaves storage.
The adjoining en-suite shower room is a fresh looking, fully tiled area with a delightful rear garden view.
The extensive, mainly lawned L-shaped back gardens will delight those who like to entertain or enjoy gardening.
In addition to patio areas, there is a long, covered veranda providing summer shade, a vegetable plot, a greenhouse and a large shed/workshop.
