Bembridge, Isle Of Wight, PO35 5SF

St Denis was built in 1903 for the Britten Family. Solidly built by the local Love Builders, the house was later extended in 1914 and 1936 and remained within the Britten family until the 1980s, during which time part of the house was used as the drawing office for Britten-Norman where aeroplanes such as the Islander aeroplane were designed. In addition, the property had a colourful period in the 1970s and 80s when the likes of Roy Orbison, Lonny Donegan and The Hollies stayed at the house as Robin Britten was publicist for The Hollies.

Planning consent has been sought by the current owners of St Denis to build a new house within the neighbouring plot, as per the plan. St Denis has been home to 3 generations of a family with space and arrangement to provide self-contained units of accommodation for different family members but could easily be reinstated as a single home or with annexes for staff or family. This provides a great opportunity to acquire a substantial period village house with flexible accommodation with an attractive west facing garden, extending to about 1.7 acres in all, and with extensive woodland down to the coastal path that leads to the beach, the harbor or over the Brading marshes, RSPB and AONB land.

There is a good range of shops within Bembridge including a butcher, florist, bakery, delicatessen and fishmonger in addition to cafes and restaurants. Bembridge Harbour, (which can be accessed from St Denis along the nearby footpath) has extensive mooring facilities and two sailing clubs, whilst there are also numerous beaches. The Fastcat ferry providing high speed passenger links to Portsmouth, is located in Ryde approximately 7 miles away.

An ornate period front door, thought to come from an earlier Manor House, leads to an entrance hall with hardwood flooring.

There are three reception rooms, with both the spacious drawing room and sitting room having fireplaces and outlook over the rear gardens and the snug, adjacent to the kitchen, having the original range cooker.

The large kitchen/breakfast room with gas fired Aga has extensive units and adjacent larder.

Adjacent is a boot room with access to the garden, a utility room and butler's pantry with further cupboards and sink unit.

First Floor Following demolition of the southern extension there will be 4 bedrooms and 4 bathrooms. One of the rooms is the former drawing office for Britten-Norman with large windows to the front and rear elevations. There is potential to create a further bedroom from reconfiguring the landing and large bathroom that leads to the southern extension.

Second Floor This floor incorporates three double bedrooms, a study, a bathroom and an attic store. There are some glimpses of the harbour through the woodland during winter.

Outside The property is enclosed along the High Street by a high brick wall, with a driveway leading to a parking area for numerous cars, adjacent to which is an integral double garage with work bench. A path leads pass lawns, trees and borders through the front garden to the front door. To the rear of the house is an extensive west facing paved terrace overlooking the grounds which are frequented by wildlife including red squirrels. The rear gardens include lawns, areas planted with spring bulbs and mature trees including fruit trees and mature woodland which extends down to a pathway that leads to the beach.

Services Mains water, electricity, drainage and gas. Gas fired central heating.
